Hip-to-Gable Loft Conversions: A Complete Guide

If your house has a hipped roof — one that slopes on three or four sides — you may have less usable loft space than a neighbour with a gable end. A hip-to-gable conversion is the answer, and it is one of the most effective ways to unlock a loft without losing garden. Here is how it works.

What is a hip-to-gable conversion?

A hipped roof slopes inwards on the side, while a gable roof rises to a vertical wall. A hip-to-gable conversion replaces the sloping side with a new vertical gable wall, squaring off the roof and creating full-height space where there was none. It is often combined with a rear dormer for even more room.

Why choose a hip-to-gable?

  • More usable space: it turns an awkward, low loft into a proper room.

  • No loss of garden: all the gain is within the existing roof.

  • Added value: an extra bedroom or study is one of the most cost-effective ways to add value in London.

Is your house suitable?

Hip-to-gable works on houses — including many 1930s semis and detached homes — and on some bungalows and chalets, though these need particular care. A structural engineer should confirm the roof and walls can carry the extra load and that adequate head height can be achieved.

Design considerations

A full staircase, well positioned, is strongly advisable for a comfortable, lawful habitable room. Plan the space around its purpose — bedroom, office or gym — and prioritise natural light and meeting habitable-space standards from the outset.

Planning permission

Hip-to-gable conversions often fall under permitted development, but volume allowances, roof-slope rules and material choices all apply, and permitted development may be restricted in conservation areas or by an Article 4 direction. Obtain a Lawful Development Certificate to document the position, and remember Building Regulations approval is always required.
