Rear & Side Infill Extension with Refurbishment

INTRODUCTION
Kenton Road House is a Victorian terrace in the Well Street Conservation Area in Hackney, completed in 2024. Planning consent had already been secured when Studio MASS was appointed, for demolition of the existing lean-to and side structures and construction of a new consolidated rear extension.

The house had seen little alteration for many years. A small kitchen sat within the outrigger with only a side-facing window, a dated WC and utility occupied the rear lean-to, and a makeshift polycarbonate conservatory filled the side return. The arrangement was fragmented, underlit and inefficient.

Studio MASS was engaged to develop the full technical drawing package, coordinate Building Regulations compliance, refine internal layouts and finishes, assist with contractor appointment, and oversee delivery on site through to completion.
THE OUTCOME
The new rear and side infill extension replaces the previous piecemeal additions with a unified volume that aligns with the historic terrace form. Internally, the ground floor was opened up to create a continuous kitchen and dining space with direct visual connection through to the front reception rooms. The finished floor level was rationalised across the ground floor, creating a cohesive spatial flow.

A new bathroom was introduced off the entrance hallway at ground floor level, integrated within the existing footprint. At first floor, the previously undersized bathroom was reconfigured as a contemporary shower room, improving functionality without altering the external appearance.

Materially, the extension responds to its conservation context, using brickwork and restrained glazing proportions in keeping with neighbouring properties. Internally the finishes combine warmth and simplicity, creating a calm environment within the historic shell.

The garden was reworked as part of the scheme. A stepped terrace arrangement and integrated planters introduce structure and usability to the outdoor space.

Kenton Road is a technical delivery commission rather than a planning one. The consent existed before Studio MASS arrived. What the practice added was the drawing package, the Building Regulations coordination, the contractor appointment and the site oversight, which is the stretch of a project where an approved scheme either becomes a well-built house or does not.
