Rear Extension & Full Refurbishment

INTRODUCTION

Ellaline Road House is a garden flat in a Victorian terrace in Fulham, previously operated as a bedsit and reworked into a two bedroom home with a rear extension and a full internal reconfiguration.

When acquired, the property was in deteriorated condition, with a fragmented layout and limited connection to the garden. Studio MASS was appointed to develop the design and oversee the refurbishment through to completion.

The new rear extension establishes an open plan kitchen, dining and living space at the centre of the plan. Large bi-folding doors open directly onto a newly formed terrace, allowing the interior to extend outward during warmer months.

THE OUTCOME

The reorganisation also allowed for a second bedroom, positioned to the rear with direct garden access. Circulation was rationalised to remove the inefficiencies of the previous bedsit layout, creating clearer proportions and improved natural light throughout.

Materially the intervention remains restrained, balancing contemporary glazing with the retained character of the Victorian structure. Internally the palette is calm and minimal, allowing the reconfigured spaces to feel generous despite the compact footprint.

​

A flat cannot rely on permitted development rights, which apply only to houses, so every square metre added here had to be argued through a full planning application. That constraint is why the extension is modest, and why most of the gain came from reorganising what was already there.

The result is a light-filled garden flat that functions as a complete home rather than a subdivided arrangement of rooms.
