Rear & Side Extension with Loft Conversion

INTRODUCTION
Darwin Road House is a two-storey end-of-terrace Victorian house on a corner plot in the Noel Park Conservation Area in Wood Green, extended to the rear and side and converted in the loft, completed in 2022. Haringey granted householder consent in May 2021, on a site that had been refused rear extensions twice before.

Studio MASS was appointed to a house whose rear had been added to piecemeal and whose roof space was unused. Two constraints shaped everything that followed. The house sits in the Noel Park Conservation Area, an estate layout whose character comes from the regularity of its two-storey terraces. It is also covered by an Article 4 direction, which removes permitted development rights for roof and front alterations completely. Nothing at roof level could happen without permission.

The site also carried a history. In March 2001 two separate applications for ground and first floor rear extensions were both refused.

THE OUTCOME
The scheme replaced the existing single storey rear extension with a new rear and side infill, taking in the gap at the side gate and making the rear of the corner plot secure. The existing feature boundary wall was retained and built into the extension rather than removed. Eaves height was held at 2.2 metres so the new work reads as a low structure above the boundary with number 3, and the roof pitches shallowly away.

The loft was the harder half. The original scheme included a rear dormer, and the case officer raised concerns about it. Rather than argue the point and risk the application, the dormer was withdrawn and the loft was delivered with rooflights set flush into the side and rear slopes instead. The council's report records that this addressed its concerns, and that the proposal would preserve and enhance the character of the conservation area.

The application attracted no objections whatsoever. Twenty-five neighbours were notified and a site notice was posted. Not one response came back, for or against.

Darwin Road is a lesson in what to concede. A rear dormer in an Article 4 conservation area was the single element most likely to draw a refusal, and it was also the element the house could most easily do without. Giving it up bought a consent in under two months on a plot that had already been refused twice.
