Single Storey Rear Side Infill Extension

INTRODUCTION
21 Lennard Road is a Victorian mid-terrace in Beckenham with a two-storey rear outrigger, extended by a single storey side infill along the shared boundary, completed in 2026. Bromley granted householder consent in November 2025, seven weeks after the application went in, with no representations received.

Studio MASS was appointed to a house with the staggered L-shaped rear elevation common to its whole terrace. The outrigger leaves a narrow gap alongside the boundary with number 19, and on a plot like this that gap is the only ground the house has left.

The infill runs 6.4 metres deep and roughly 1.7 metres wide. That sounds slight. In a plan of this shape it is the difference between a kitchen you pass through and a kitchen you can sit in, because the width is added along the full length of the existing rooms rather than tacked onto the back.


THE OUTCOME
A mono-pitched roof rises from a 2.4 metre flank wall to 3.3 metres at its highest, carrying three rooflights. There are no windows in the flank elevation at all, which settles any overlooking question before it can be raised. Light arrives from above and from the rear, where a window and sliding doors open to the garden.

The scheme also takes height away. Parapet walls on the existing rear extension came down from 2.9 metres to 2.7 metres, reducing the built form on the shared boundary with number 23. An extension that improves a neighbour's outlook rather than worsening it is a straightforward case to put.

The new work is finished in yellow London stock brick, matching the terrace.

Nothing here was contested. No representations were received, and the case officer noted that number 19 already has a comparable infill of its own. That is the point. The permission is the ordinary outcome of a scheme drawn so that the objections a neighbour might reasonably raise had already been answered on the drawings.
